The question of whether Toronto's housing issues come from lack of supply or excess demand has been hotly debated. We wanted to look at building permits to see if that shows any interesting data. Some initial findings below.

TopHouse.com and the TopHouse real estate app now show Toronto building permits.

So if you want to find out:

1. What's happening with a development site nearby

2. The building permit history of a specific listing for sale or sold

3. Where construction hotspots are in the city

For example, this area in Etobicoke has a cluster of severed lots, which may be an interesting opportunity!

Here are some insights on building permits in Toronto:

1. 57% of new permits issued are to build detached homes (infill, not new supply)

2. Permits issued for new apartment/ condo construction is only 3% of all permits issued.
